Roofs in the Miami Valley
Dayton was founded on the Great Miami River in 1796 and grew into a city of 137,644 at the 2020 census, at the center of a metro area of about 822,000. Much of the housing in the city and its inner suburbs went up between the 1900s and the 1960s, so a lot of roofs here are on their second or third layer of shingles, sitting over older decking. A tear-off is often the only way to see what's underneath. See roof replacement.
Freeze, thaw and spring storms
The airport's monthly average runs from about 27°F in January to 74°F in July. Winters bring snow and repeated freeze-thaw cycles that loosen flashing and feed ice dams, and springs bring severe thunderstorms, hail and the occasional tornado. After a big storm, look for missing shingles from the ground and read checking your roof after a storm.
