Beavercreek at a glance
Beavercreek is about five miles east of downtown Dayton and had 46,549 people in 2020, making it the largest city in Greene County. It became a city in February 1980, formed from part of Beavercreek Township.
What that means for your roof
Much of Beavercreek was built from the 1970s onward, and many subdivisions have homes of similar age. When one roof on a street needs replacing, others often follow within a few years. Builder-grade shingles from the 1990s and 2000s are reaching the end of their life now; read signs your roof is wearing out.
Open ground and wind
Beavercreek's wide, open layout and newer subdivisions with few large trees leave roofs exposed to straight-line winds in summer storms. Lifted and creased shingles are common after a windy front passes; see storm and hail damage.
Communities that came together
The city absorbed the former communities of Alpha, Knollwood, most of New Germany and Zimmerman. It covers about 26 square miles, almost all of it land, and was settled in the early 1800s. Larger two-storey homes and complex roof lines with many valleys and dormers are typical of newer areas, and valleys are where leaks tend to start; see roof leak repair.
