Signs Your Roof Is Wearing Out
Roofs age gradually. Spotting the signs early gives you time to plan a replacement instead of reacting to a leak.
Request a rooferCurling and cracking
Shingle edges that curl up or corners that turn down, and cracks across tabs, are classic signs of age.

Granules in the gutters
Some granule loss is normal on a new roof. Lots of granules in gutters or at downspout outlets on an older roof means the shingles are wearing thin.
Bald or dark patches
Areas where the surface looks smooth or darker than the rest have lost their protective granules.
Moss, algae and staining
Dark streaks are often algae and mostly cosmetic. Thick moss holds moisture against shingles and can lift them.
Inside the attic
Daylight through roof boards, sagging between rafters or stains on the underside of the decking all point to problems.
Plan ahead
See roof replacement or roof inspections.
Don't wait for a leak
Replacing a roof on your own schedule, in good weather and with time to compare quotes, usually costs less than an emergency replacement after water has already damaged the decking and ceilings.
Age as a guide
Many asphalt roofs last somewhere around 15 to 30 years, depending on the shingle, ventilation and weather. If you don't know your roof's age, the home's sale records or a permit search at the city may tell you.
Leaks in several places
One leak is usually a repair. Leaks appearing in different spots each year suggest the whole roof is reaching the end of its life.
Neighbours re-roofing
In subdivisions built at the same time, roofs tend to wear out together. If several houses on your street have been re-roofed recently, it's worth having yours looked at.
